Age is one of the main factors that will determine if your roof needs to be replaced. We all know that roofs don’t last forever. But homeowners might be wondering: How long can a roof last?

Your roof should last approximately 30 years. However, your roof’s actual life expectancy depends on many factors, including the type and environment of the roofing material.

How long does your roof last?

  • Installation workmanship of high quality- Poor quality roofing will reduce the roof’s life expectancy.
  • Environment conditions- Your roof’s lifespan can be affected by high winds, extreme temperatures, and falling debris.
  • Material quality- Although cheaper materials will not be as expensive upfront, they will need to be replaced more frequently than the other costly roofing materials.
  • Type of roofing material- Roofs come in a variety of durability. They can last for different climates and are therefore more durable than others.

There are many factors that can impact the lifespan of your roof, but your roof’s longevity is largely determined by the materials you use. Let’s have a look at different roof types and their lifespans.

Asphalt shingles

Asphalt shingles are the most common roofing material in the United States because they are affordable, durable, and include warranties of up to 25 years. Asphalt shingles are made from fiberglass and asphalt sealant and can protect your roof structure against snow, wind, rain, and UV rays.

Most asphalt shingle roofs will last between 15 and 30 years. This can change depending on where you live and the weather. Arizona’s extreme temperature fluctuations will result in asphalt shingles cracking.

Metal roofing

Metal roofs can last between 40 and 70 years depending on their design and metal. There are warranties that range from 20 years up to a lifetime. Metal roofs made from premium metals such as copper and zinc can last up to 100 years.
